🎥 Topanga’s Own Canned Heat:

From Woodstock to Topanga Days

Canned Heat isn’t just a legendary blues-rock band, they’re part of Topanga’s own music history. After performing at Topanga Days over Memorial Day Weekend, it’s the perfect time to revisit this full set from Woodstock, recorded live in Bethel, New York on August 16, 1969. With classics like “Going Up the Country,” “Woodstock Boogie,” and “On the Road Again,” the video captures the sound that helped define a generation and still feels right at home in the canyon today.

Canned Heat Live at Woodstock (full set)

🎶 Remembering The Corral:

Topanga’s Legendary Roadhouse

Before Topanga was known for its quiet canyon charm, it had a wild and unforgettable music scene, and The Corral was one of its legendary gathering places. The famed rock and blues club operated from 1969 to 1973 and is remembered by many as the inspiration behind The Doors’ “Roadhouse Blues.” On Sunday, June 28, the Topanga Historical Society will host a special potluck picnic tribute to The Corral, led by Deb Ryder and the Swanson Family, whose connection to the venue runs deep. Deb’s mother, Mary Swanson, helped run The Corral with partner Ral Curren, and Deb, Bruce, Brad, and Allan Swanson grew up just behind the club during its heyday. They’ll share stories about life beside one of Topanga’s most colorful music landmarks, followed by an hour-long performance with Ric Ryder and local musicians Tom Mitchell, Jon Shea, and Dana Woods. For longtime residents, newer neighbors, and anyone curious about the canyon’s music history, this is a rare chance to hear the story of The Corral from the family who lived it.

🏡 June 2026 Topanga Market Snapshot

Where the Market Is
There are 62 active listings in Topanga right now, so buyers have more to choose from than they did when inventory was tighter. It’s a buyer leaning market, and the pricing is proving it. Homes that came out strong earlier in the year and didn’t sell are starting to adjust, and a lot of the “second try” listings are showing up again as we head into summer.

The price range is still wide, from roughly the high $600s to well north of $7M, but what’s consistent is that price matters, and buyers are taking their time.

Some of the more noticeable reductions right now include:

  • 701 Greenleaf Canyon Rd was $3,495,000 now $3,195,000

  • 1527 Bainum Dr was $1,649,000 now $1,350,000

  • 21171 Colina Dr was $1,599,000 now $1,399,000

  • 2016 Mount Prospect Dr was $1,425,000 now $1,325,000

  • 21042 Entrada Rd was $2,249,000 now $2,149,000

  • 19901 Grand View Dr was $1,685,000 now $1,595,000

  • 1385 Oakwood Dr was $1,950,000 now $1,860,000

  • 19783 Valley View Dr was $1,399,000 now $1,329,000

For Buyers
This is a better window for buyers than we’ve seen in a while. With more inventory, you’ve got room to compare, revisit a home, and be selective about what feels right. You’re also seeing sellers get more realistic on homes that have been sitting, which opens the door to stronger terms, credits, or a cleaner number.

My advice right now is simple
Focus on value, not just the list price. Watch days on market and price history, and don’t be afraid to negotiate when the comps support it.

For Sellers
Good homes are still selling, but they’re selling when they’re priced and presented with today’s buyer in mind. If a home comes out too high, buyers usually wait it out, then reductions follow. That pattern is showing up clearly again.

If you’re thinking about listing, the best strategy is to be honest from the start about condition, access, and pricing. The homes that win right now feel turn key, well maintained, and priced like they want a deal to happen.

Looking Ahead
June typically brings more serious buyers into Topanga, and I expect that to hold true, especially with access on Topanga Canyon Blvd feeling more consistent than it was earlier this year, even if there are still some restrictions. Easier movement helps showings, weekend traffic, and overall buyer confidence. I also expect more relists and “back again” inventory to pop up as sellers re-test the market with updated pricing and better presentation.

If you’re thinking about making a move this summer, I’m happy to talk through what’s realistic for your property or your buying budget right now.

🍗 Eat With the Season:

One Pan Moroccan Chicken With Jammy Onions and Dates

Ingredients:

• 2 lb skin on, bone in chicken thighs (4 to 5 thighs)
• 3 tsp kosher salt, divided (use about half if using table salt)
• 2 tbsp extra virgin olive oil
• 3 medium yellow onions, thinly sliced
• 8 large Medjool dates, pitted and cut into 1/4-inch pieces, divided
• 3 medium cloves garlic, minced
• 1 tsp ground turmeric
• 1/2 tsp ground ginger
• 1/4 tsp ground cinnamon
• 3/4 cup chicken broth
• 1/4 tsp freshly ground black pepper
• 1/4 cup toasted sliced or slivered almonds
• 2 tbsp chopped fresh cilantro leaves

For Serving:

• Cooked couscous

Instructions:

  1. Pat the chicken dry. Toss with 2 tsp kosher salt. If you have time, let it sit 30 minutes at room temp, or refrigerate uncovered up to 8 hours for deeper seasoning.

  2. Heat olive oil in a large skillet over medium-high until shimmering. Add chicken skin side down and cook until the skin is golden brown, 5 to 7 minutes. Lower the heat if the pan starts to smoke. Transfer chicken to a plate.

  3. Reduce heat to medium. Add onions and cook, stirring and scraping up browned bits, until coated in the fat. Lower heat to medium-low and cook, stirring occasionally, until softened and translucent, about 10 minutes.

  4. Add half the dates, garlic, turmeric, ginger, cinnamon, 3/4 tsp kosher salt, and black pepper. Stir constantly until very fragrant, 1 to 2 minutes.

  5. Add broth and return chicken to the skillet skin side up, plus any juices from the plate. Bring to a gentle simmer, then reduce heat to low. Cover and cook until chicken is tender and cooked through, about 35 minutes. Taste the sauce and add salt if needed.

  6. In a small bowl, mix almonds, cilantro, remaining dates, and remaining 1/4 tsp kosher salt.

Serving Suggestions:

🍚 Spoon the chicken and onion sauce over couscous
🌰 Scatter the almond, date, and cilantro topping over each serving
🥗 Add a simple cucumber salad or a pile of greens on the side if you want something fresh

Tip: The date topping is worth doing, it gives you sweetness, crunch, and a fresh finish. Leftovers keep well in the fridge in an airtight container for up to 4 days.
