Architectural Canyon Retreat:
A Harry Gesner Hideaway Above Calabasas

Tucked into the rocks above Calabasas, Condor Crag has the kind of privacy, character, and canyon setting that feels increasingly rare. Designed by Harry Gesner, it’s the type of property that will speak to a buyer who wants more than a standard house and appreciates architecture that feels connected to the land.

Set on approximately 4.7 acres, the home is surrounded by mountain views, mature oaks, and dramatic boulders that give the property a strong sense of place. Inside, warm wood details, flagstone floors, high ceilings, clerestory windows, and a substantial stone fireplace create a space that feels grounded and full of character. The property also includes a detached guest structure, lagoon-style pool, private well, solar, backup batteries, and room to settle into a quieter canyon lifestyle.

A great fit for buyers looking for privacy, architectural interest, creative space, and a home that feels personal rather than predictable. Reach out for more info or to schedule a private showing.

🏡 July 2026 Topanga Market Snapshot

Where the Market Is
There are 69 listings in the current Topanga MLS snapshot, including active, Coming Soon, and MLS Exclusive inventory. That gives buyers a lot more to compare as we head into July, and it keeps the market feeling buyer leaning.

The price range is still wide, from the high $600s to well over $7M, but the bigger story is choice. Buyers can compare condition, setting, access, square footage, parking, and price in a way they couldn’t when inventory was tighter. Homes are still selling, but buyers are being selective, and the properties that feel overpriced are having to adjust.

The past 30 days show that the market is active, but not automatic. There were 8 closed sales in the report, and most closed below their final list price. At the same time, a couple of homes sold above list, including 20906 Fontaine Rd, which listed at $1,199,000 and sold for $1,270,000. That tells us buyers will still step up when the property feels right and the price makes sense.

Some of the more noticeable reductions right now include:

• 3439 Dorothy Rd was $2,695,000 now $2,248,000

• 1230 Old Topanga Canyon Rd was $1,899,000 now $1,699,000

• 1238 Fernwood Pacific Dr was $2,195,000 now $1,995,000

• 20269 Croydon Ln was $2,499,000 now $2,275,000

• 21165 Entrada Rd was $3,200,000 now $2,995,000

• 19809 Montau Dr was $3,200,000 now $2,995,000

• 3302 Van Allen Pl was $2,750,000 now $2,499,000

• 2016 Mount Prospect Dr was $1,425,000 now $1,298,000

• 20666 Cheney Dr was $1,525,000 now $1,484,000

• 1165 Cherokee was $725,000 now $699,000

There’s also fresh inventory coming into the market, including 363 S Topanga Canyon Blvd, 360 N Topanga Canyon Blvd, 2529 Topanga Skyline Dr, 19805 Valley View Dr, and 2656 Vista Del Mar Rd. There are also two Coming Soon listings, 1640 Old Topanga Canyon Rd and 2521 Topanga Skyline Dr. That added inventory matters because it gives buyers more choices and puts more pressure on older listings that haven’t adjusted.

For Buyers
This is a better market for buyers than we’ve seen in a while. With more inventory, you have room to compare, revisit homes, and be selective about what feels right. You’re also seeing sellers get more realistic on properties that have been sitting, which can open the door to stronger terms, credits, or a cleaner number.

The key is to watch the difference between list price and real value. A home with a recent reduction may be a sign that the seller is ready for a more realistic conversation. At the same time, a well priced home can still move quickly, especially if it has privacy, usable outdoor space, charm, and a layout that works for everyday canyon living.

The last 30 days are a good reminder that every listing has its own story. Some homes are closing under list. A few are still closing over. The opportunity for buyers is in understanding which homes have true competition and which ones have been waiting for the market to catch up.

For Sellers
Good homes are still selling, but buyers have more choices now, and they’re using that to their advantage. The homes getting the best response are the ones that feel clean, well prepared, and priced for the current market.

If a home comes out too high, buyers usually wait. Once that happens, reductions tend to follow. That pattern is showing up across the active inventory right now.

For sellers, the best strategy is to be honest from the start. Price the home based on current competition, not last year’s expectations. Make the property easy to show, easy to understand, and clear on the practical details buyers care about in Topanga, like access, parking, septic, drainage, insurance, and overall condition.

Looking Ahead
July should be active, but selective. Buyers are in the market, but they’re doing their homework. They’re watching price changes, comparing homes carefully, and moving when a property feels right.

I expect more price adjustments as summer continues, especially with new listings and Coming Soon inventory adding to the competition. For buyers, patience can create opportunity. For sellers, preparation and pricing matter from day one.

If you’re thinking about buying or selling this summer, I’m happy to walk through what’s realistic for your situation and what the market is actually responding to right now.

🥗 Eat With the Season:

Feta Chicken Salad

Ingredients:
• 2 lb boneless, skinless chicken breasts
• 1 tbsp extra-virgin olive oil
• 2 tsp kosher salt, divided
• 1 tsp freshly ground black pepper, divided
• 1/3 cup mayonnaise
• 1/3 cup plain Greek yogurt
• 2 tbsp minced fresh flat-leaf parsley
• 2 tbsp minced fresh dill
• 1 1/2 tsp lemon zest
• 2 tbsp fresh lemon juice
• 3 scallions, thinly sliced
• 7 oz feta cheese, crumbled into about 1/2-inch pieces

For Serving:
• Lettuce cups
• Sandwich bread
• Wraps or pita
• Extra herbs, if you like

Instructions:

1. Heat oven to 400°F. Line a rimmed baking sheet with foil. Place the chicken breasts on the sheet. Brush with olive oil and season with 1 1/2 tsp kosher salt and 3/4 tsp black pepper.

2. Roast until the thickest part of the chicken reaches 160°F to 165°F, about 20 to 25 minutes depending on thickness. Let cool to room temperature, about 20 minutes.

3. Cut the chicken into 1/2-inch cubes. You should have about 4 to 5 cups.

4. In a large bowl, stir together mayonnaise, Greek yogurt, parsley, dill, lemon zest, lemon juice, remaining 1/2 tsp kosher salt, and remaining 1/4 tsp black pepper.

5. Add chicken, scallions, and feta. Fold gently until everything is combined, keeping some larger pieces of feta intact. Taste and season with more salt and pepper if needed.

6. Serve in lettuce cups, tucked into a wrap, or piled onto sandwich bread.

Serving Suggestions:
🥬 Spoon into butter lettuce cups for a lighter lunch
🥪 Make a sandwich with toasted sourdough or soft sandwich bread
🫓 Tuck into pita or a wrap with extra greens
🍅 Add sliced tomato or cucumber for crunch
🥒 Try chopped pepperoncini, cherry peppers, celery, or cucumber if you want more texture and brightness

Tip: Start checking the chicken around 18 to 20 minutes so it doesn’t overcook. Let it rest before cutting so it stays juicy. For the best feta flavor, buy a block and crumble it yourself so you get salty, creamy pockets in every bite.
