🎶 The Swanson Family Pays Tribute to The Corral

The Topanga Historical Society recently brought together the Swanson family for a two-part program celebrating The Corral, the legendary rock and blues club that played an important role in Topanga’s music scene from 1969 to 1973.

Mary Swanson moved her family to Topanga in 1965 and became closely connected with several of the canyon’s memorable gathering places, including the Old Post Office Cafe, Everybody’s Mother, Moonfire Inn, and most notably The Corral, which she operated with Ral Curren. In the first video, Bruce, Deb, Brad, and Allan Swanson share stories about growing up behind the club, the musicians and personalities who passed through, and the lasting influence those years had on their family.

The second video features Deb Ryder, Ric Ryder, Bruce Swanson, Brad Swanson, Tom Mitchell, Jon Shea, Dana Wood, and Hyla Douglas performing songs associated with many of the artists who played at The Corral, including Canned Heat, Little Feat, Etta James, Neil Young, the Eagles, Buffalo Springfield, Taj Mahal, Linda Ronstadt, Spirit, and Joni Mitchell. The program also includes original music by Deb Ryder and The Blues Ryders.

Together, the videos offer a personal and music-filled look at an extraordinary period in Topanga history, shared by members of the family who experienced it firsthand.

When we introduced Kyro last month, he was still a tiny puppy. Somehow, in only a few weeks, he’s nearly tripled in size and is already looking less like a little fluff ball and more like a very handsome, very curious young dog. We put together this highlight reel of Kyro’s first full month with us because he’s growing ridiculously fast, and we’re trying to soak up every stage while it lasts.

Architectural Canyon Retreat:
A Harry Gesner Hideaway Above Calabasas

Tucked into the rocks above Calabasas, Condor Crag has the kind of privacy, character, and canyon setting that feels increasingly rare. Designed by Harry Gesner, it’s the type of property that will speak to a buyer who wants more than a standard house and appreciates architecture that feels connected to the land.

Set on approximately 4.7 acres, the home is surrounded by mountain views, mature oaks, and dramatic boulders that give the property a strong sense of place. Inside, warm wood details, flagstone floors, high ceilings, clerestory windows, and a substantial stone fireplace create a space that feels grounded and full of character. The property also includes a detached guest structure, lagoon-style pool, private well, solar, backup batteries, and room to settle into a quieter canyon lifestyle.

A great fit for buyers looking for privacy, architectural interest, creative space, and a home that feels personal rather than predictable. Reach out for more info or to schedule a private showing.

🏡 August 2026 Topanga Market Snapshot

Where the Market Is
There are 70 active listings in Topanga right now, plus 2 MLS Exclusive listings. That gives buyers a lot to compare as we head into August, and it keeps Topanga in a buyer leaning market.

The price range is still very wide, from $685,000 up to $7,750,000. There are still some more approachable options in Top O’ Topanga and smaller canyon homes, but a large share of the inventory is sitting well above $1 million. That means buyers have choices, and sellers have more competition than they might expect.

What stands out most this month is that inventory is still high, but closed sales have been quiet. The sold report shows 2 closed sales in the most recent period. 20616 Callon Dr sold right at its $1,225,000 list price after 11 days on market, while 20640 Medley Ln listed at $1,595,000 and sold for $1,561,000 after 19 days on market. That tells us buyers are still moving when the property makes sense, but they’re not chasing everything.

Homes are still selling when the price, condition, and presentation make sense, but buyers are being much more selective and are using the amount of inventory on the market to compare carefully before making a move.

Some of the more noticeable reductions right now include:

• 3439 Dorothy Rd was $2,695,000 now $2,248,000

• 19643 Valley View Dr was $1,995,000 now $1,850,000

• 20675 Medley Ln was $2,890,000 now $2,575,000

• 23000 Saddle Peak Rd was $4,295,000 now $3,900,000

• 3302 Van Allen Pl was $2,750,000 now $2,499,000

• 2016 Mount Prospect Dr was $1,425,000 now $1,298,000

• 19901 Grand View Dr was $1,685,000 now $1,545,000

• 21849 Canon Dr was $1,250,000 now $1,190,000

• 1113 Mohawk was $799,000 now $749,000

There are also several newer listings still finding their place in the market, including 19899 Grand View Dr, 21881 Koontz Way, 19995 Sischo Dr, 21269 Entrada Rd, 2119 Rockview Ter, and 20333 Reigate Rd. Fresh inventory keeps the market interesting for buyers, but it also puts more pressure on older listings that haven’t adjusted.

For Buyers
This is a good moment for buyers who want to take their time and compare. With this much inventory, you don’t have to feel rushed into the wrong property. You can look closely at condition, access, parking, insurance, septic, drainage, and how the home actually lives day to day.

The opportunity right now is not only in finding the lowest price. It’s in finding the right value. A home that has been sitting for a while, or one that has already had a price reduction, may open the door to a more realistic conversation. That could mean a better price, a credit, repairs, or more favorable terms.

At the same time, buyers shouldn’t assume every listing is soft. The two recent sales show that well positioned homes can still move. If a home is priced correctly and feels easy to understand, there may still be competition. The best strategy is to know the comps, understand the property’s condition, and move confidently when the numbers make sense.

For Sellers
Good homes are still selling, but the market is making sellers work harder for attention. Buyers have a lot to compare, and they’re using that leverage. They’re looking at days on market, price history, condition, and whether the home feels priced for today’s market.

The biggest risk for sellers right now is coming out too high. Once a home sits, buyers start watching for reductions. Then the conversation often becomes harder than it needed to be.

The homes that are best positioned are the ones that feel clean, well prepared, and easy to understand. In Topanga, that means more than pretty photos. Buyers care about the practical details. They want to understand access, parking, septic, drainage, insurance, fire hardening, maintenance, and what it will actually take to own the home.

If you’re planning to sell this summer, pricing and presentation matter from the start. The goal is to create confidence early, not wait for the market to force a correction later.

Looking Ahead
August will likely stay active but selective. Buyers are still in the market, but they’re careful. They’re watching price changes, comparing homes, and waiting for the right property to line up with the right number.

With 70 active listings plus MLS Exclusive inventory, sellers need to be realistic about the competition. Buyers have options across almost every price range, from small canyon homes to larger estates. That gives them time, leverage, and a clearer sense of value.

For buyers, patience can create opportunity. For sellers, the best results will come from pricing honestly, preparing thoughtfully, and making the home easy for a buyer to say yes to.

If you’re thinking about buying or selling this summer, I’m happy to walk through what’s realistic for your situation and what the market is actually responding to right now.

🥒 Eat With the Season:

Creamy Tzatziki Chicken Salad

Ingredients:

• 8 oz Persian or English cucumber
• 1 tsp kosher salt, divided
• 1 cup plain Greek yogurt
• 2 tsp lemon zest
• 1 tbsp fresh lemon juice
• 1 tbsp extra-virgin olive oil, plus more for serving
• 3 tbsp chopped fresh dill
• 2 tbsp chopped fresh mint
• 1 medium garlic clove, minced or grated
• 1/4 tsp freshly ground black pepper, plus more for serving
• 1 lb cooked chicken, shredded into bite-size pieces
• 2 ribs celery, finely chopped
• 1 medium shallot, finely chopped

For Serving:

• Toasted bread
• Pita pockets
• Lettuce cups
• Salad greens
• Extra olive oil

Instructions:

1. Grate the cucumber on the small holes of a box grater. Place it in a fine-mesh sieve set over a bowl. Sprinkle with 1/4 tsp salt and let stand 10 minutes. Wrap the cucumber in a clean kitchen towel and squeeze firmly to remove as much liquid as possible.

2. In a large bowl, whisk together Greek yogurt, lemon zest, lemon juice, olive oil, dill, mint, garlic, black pepper, and the remaining 3/4 tsp salt until smooth. Stir in the squeezed cucumber.

3. Add shredded chicken, celery, and shallot. Stir until everything is evenly coated. Taste and add more salt, pepper, or lemon juice if needed.

4. Cover and refrigerate for at least 30 minutes so the flavors can come together.

5. Serve on toasted bread, tucked into pita pockets, spooned into lettuce cups, or piled over salad greens. Finish with a drizzle of olive oil and black pepper if you like.

Serving Suggestions:

🥒 Tuck into pita with extra cucumber and greens
🥬 Spoon into lettuce cups for a lighter lunch
🍞 Serve open-faced on toasted sourdough
🍅 Add sliced tomato for a little sweetness and color
🌿 If you prefer a simpler herb flavor, make the salad with dill or mint instead of both
🫒 Add a drizzle of good olive oil before serving

Tip: Don’t skip salting and squeezing the cucumber. It keeps the dressing thick and creamy instead of watery. Shredded chicken works best because it grabs onto more of the tzatziki-style dressing. This can be made ahead and refrigerated for up to 4 days.
